At Homebase, we want you to feel at home. From our home in the Ruhr area, we are passionate hosts who work to create a wonderful break for you. Our motto for guest communication is: "As little as possible, as much as necessary." After all, you're on vacation!

Information

Terms of payment

Upon receipt of the booking confirmation, the guest has to make a payment of 100%. (See invoice for amount, payment term and account details). If this payment is not received by the due date, the landlord reserves the right to cancel the booking.

CANCELLATION POLICY

Bookings canceled at least 14 days before the start of the stay will be canceled in full. Bookings canceled at least 7 days before the start of the stay will be increased by 50%. Cancellation within 2 days before arrival will be charged 100%.

Rules

  • Check-in is from 3:00 PM, check-out is no later than 11:00 AM (may vary depending on location).
  • Earlier or later check-out is possible for a fee, subject to availability. Guests who stay beyond the agreed check-out time or who delay our cleaning services are liable for all resulting costs and expenses.
  • Smoking, parties, and excessive noise are not permitted. Quiet hours are enforced from 10:00 PM onwards. This particularly applies to balconies. If, despite a warning, further violations of the quiet hours (from 10:00 PM onwards) occur, the accommodation must be vacated, and no refund of the booking fee will be issued. Violations of the smoking ban will result in a fee of €250 plus the cost of special cleaning and damage repair.
  • Guests are not permitted to make reservations within their own city. Please contact us if you would like to book in your own city.
  • Commercial photography/videography without written permission, as well as illegal activities, are strictly prohibited.
  • Guests exceeding the number stated in the reservation are not permitted. We charge €30 per night of the reservation for each unauthorized guest.
  • Dogs are only permitted with prior agreement with the host and must be registered in advance. No other pets are permitted.
  • Guests are responsible and liable for the cost of replacing lost keys, key cards, remote controls, or parking permits.
  • Noise measurement systems may be installed in the apartments to monitor excessive noise. Video surveillance may be installed in public areas.
  • Open flames of any kind are strictly prohibited (including candles or similar).
  • Guests are fully responsible and liable for any damage or loss to the premises and facilities. Guests must report any damage.
  • Booking a reservation implies agreement to adhere to the house rules. Guests who violate the house rules are liable for all resulting damages, fees, costs, or expenses. Failure to comply may result in immediate cancellation of the reservation and eviction from the apartment.
  • Contact details for proper payment of the tourist tax and registration in accordance with the Federal Registration Act must be provided.
